Heating for the house uses the highly energy-efficient ground-source heat exchange technology. This has been installed with financial support from the Department of Trade and Industry's Low Carbon Buildings Programme. The ground floor is largely tiled over a concrete slab with integral underfloor heating. The first floor also incorporates underfloor heating with additional water-heated towel rails/ radiators in selected locations. The second floor is provided with water-heated towel rails and radiators. The system is designed to reduce the cost of heating for both central heating and hot water to between 25% and 30% of the equivalent costs using older technology (e.g. oil or gas), resulting in substantial financial saving over the decades and, of course, substantial reduction in carbon dioxide emissions. The house is wired for telephone and/or computer (broadband available) and TV points to most rooms.

Garden grounds which surround the property, enclosed by walls of local stone, consist of a front garden area laid to pathway, patio and designated lawn area, a main garden area to the side backed by original high stone walls facing south west, and an upper garden area to the rear laid as patio. The front drive accommodates two cars with a large garage suitable for a vehicle and possible workshop area or use as a sports room.

Collessie Village: The historic and picturesque Collessie Conservation Village lies on slightly raised ground looking south over the Howe of Fife towards the Lomond Hills. Nearby Birnie Loch Nature Reserve and the protected surrounding landscape add to the desirable location. The village has several areas of open ground including two play parks with swings. Road links are excellent with the main A91 (Kinross to St Andrews) approximately a third of a mile away. The M90 is approximately 15 minutes drive away. Local amenities can be found in Letham with a primary school, Auchtermuchty (3 miles) with P.O., shops, doctors’ surgery, chemist, pubs, garages and bank and similar facilities in nearby Ladybank (3 miles). The old market town of Cupar (6 miles) provides secondary schooling, train station and comprehensive shopping. Train stations on the main East coast line in Ladybank (3 miles) and Cupar (6 miles) reach Edinburgh in under an hour, and Dundee in 20 minutes. Perth by way of Newburgh is around 14 miles. North East Fife is noted for its golfing, equestrian and leisure facilities.
